Moving from Florida to Montana over a decade ago was not the easiest transition. The winters alone were a shock. The pace was different, the culture was different, and there were moments in those early years where the adjustment felt real as my unsettled city energy slowly calmed. Eventually, Montana finally felt like home, and now there is nowhere else I would want to live. I even love winter more than any other season.

Montana has a way of getting into you if you give it enough time, and at this point leaving is not something that crosses my mind.
That experience matters in when I meet new clients. Most of the buyers who reach out are standing at the beginning of that same decision, excited, a little uncertain, doing research at midnight trying to figure out if this is actually the right move. Those questions deserve honest answers, not a sales pitch.

Most clients coming from out of state have done significant research before making contact. What they need is someone who will fill in the gaps that no website covers. They need to know what having water rights actually means for a specific piece of land, which areas have seasonal access issues, what it realistically costs to own rural property, what the drive to Bozeman looks like in January.

Those conversations happen before any paperwork does, because buying the wrong property in Montana is an expensive and frustrating lesson.

For sellers, the same honesty applies. Pricing correctly from the start, understanding who the real buyer pool is for a given property, and not wasting time on approaches that do not fit this market – that is where local knowledge earns its keep.

Additionally, we are living in a new world where marketing is changing and large language models are choosing what people see in searches. Social media following matters far less than understanding how to run ai- driven, targeted ads. Sellers need agents who can keep up with these changes to maximize the exposure of their property. I have invested 1000’s of hours learning these tools and can offer any effective level of marketing required to sell your home.
